Competitive Hard Bid

In a General Contracting hard-bid arrangement, the Contractor is selected based on lowest qualified bid. The Owner bears the greatest responsibility for phases of construction since they contract separately with the Architect and Contractor and coordinates with both.

Working with the Оwner’s design professionals, we add value engineering, scheduling and craftsmanship to construct a superior, high-quality building project.

  • Typical selection of contractor by low bid, not by qualifications
  • Contractor is vendor with financial interest
  • Owner given a lump sum bid
  • Contractor is responsible for construction schedule
  • Contractor selects subcontractors and suppliers
  • Architect observes construction on a periodic basis
  • Architect prepares and interprets plans and specs
